Selling a Knoxville condo as is starts with two separate files: the condition of your unit and the condition of the association. A buyer needs both. Fresh paint inside your unit cannot answer a question about the building's roof, insurance or special assessment.
What does an as-is condo sale mean?
The contract should say which repairs, if any, you agree to complete. An as-is label does not settle every disclosure, inspection or title question. Ask your Tennessee attorney or licensed broker which disclosure requirements and exemptions apply. Describe known issues accurately rather than promising that the unit or building has no problems.
Separate work inside the unit from shared elements. Before ordering a roof, balcony or exterior repair, check the declaration and ask who has responsibility and authority. Keep any association response with the buyer's documents.
Gather the association documents early
- Declaration or master deed, bylaws and current rules.
- Dues statement and any unpaid balance or collection notice.
- Approved or proposed special-assessment notices and payment schedule.
- Available budget, reserve information, insurance records and building inspection or repair notices.
- Transfer procedures, required resale documents and applicable fees.
- Rental, occupancy, parking and other restrictions affecting the proposed buyer's use.
Ask the manager which records are current, who can answer buyer questions and how long the requested package normally takes. Do not promise that approval is automatic. If you owe dues or have a recorded claim, use the separate Tennessee HOA-debt checklist.
Why can the building affect buyer financing?
Fannie Mae's condo guidance identifies project finances, unresolved critical repairs and insurance as factors in eligibility. A lender may need to review the project as well as the buyer. One lender's answer is not a guarantee about every financing product or every buyer.
A cash purchaser may avoid a mortgage lender's project review, but association obligations and safety issues still matter. Require written terms for assessments, transfer charges, title clearance and possession. Cash does not make an association lien disappear.
Compare the net result, not a fixed as-is discount
Get a realistic listing estimate and a written direct offer using the same unit condition and association records. Include repairs you would fund, commissions if applicable, concessions, carrying costs and any assessment allocation. There is no standard percentage every as-is condo loses in value.
