You may be able to sell a home with a reverse mortgage, but the closing must address the loan. Start with the servicer's written payoff and the exact loan type. Do not assume every reverse mortgage has the same federal protections or that a cash offer removes the lender's requirements.

First, identify the loan and the person authorized to sell

Ask whether the loan is an FHA-insured Home Equity Conversion Mortgage (HECM) or another product. The CFPB's HECM sale guidance explains that a sale requires repayment of borrowed funds, interest and fees. Its mortgage-insurance guidance is specifically for HECMs, not every privately offered reverse mortgage.

If the borrower has died, do not sign as seller merely because you are a relative. Ask the closing professional and Tennessee attorney to establish who owns the property and who can act. Build a payoff file before accepting an offer

  • Current loan statement, servicer contact and loan type.
  • Written payoff with its good-through date and any daily adjustment.
  • Any due-and-payable notice, correspondence and stated response deadline.
  • Deed, estate or authority documents and current title work.
  • Tax, insurance, association and other lien balances.
  • Written sale terms and a preliminary settlement estimate.

Send these records through a secure channel to the professionals handling the sale. Ask what changes if the closing date moves. Compare the offer after the payoff and other obligations, rather than treating the full purchase price as money you will receive.

What if the balance exceeds the home's value?

The CFPB describes different HECM sale treatment depending on appraised value and whether the loan is in default with a due-and-payable notice. Its guidance includes a 95%-of-appraised-value provision in the latter situation. That is not permission to accept any discounted offer. Have the servicer confirm the applicable process, required valuation and written approval for your transaction.

Do not assume a six-month extension, a particular sale price or debt forgiveness applies automatically. Ask the servicer and a qualified adviser about available options and deadlines. If foreclosure is threatened, use the foreclosure help guide and seek prompt legal advice; a purchase agreement alone does not stop a sale.

Compare a listing with an as-is offer

A listing may reach buyers willing to pay more, but preparation, access and timing matter. A direct offer may reduce repair preparation without removing title or payoff work. Ask each buyer for proof of funds, inspection and cancellation terms, and a realistic closing plan tied to the servicer's requirements.
