Title & Liens
What Is Clouded Title?
A clouded title is one with unresolved issues — such as liens, errors in past deeds, or competing ownership claims — that make ownership uncertain. Clouds on title must be cleared before a home can be sold cleanly.
A 'cloud' on title is anything that casts doubt on clear ownership: an unreleased old mortgage, a lien, a recording error, a missing heir's signature, a boundary dispute, or a break in the chain of title.
Clouded title is a frequent reason sales fall through or stall. Lenders won't finance a property with title problems, which can leave a cash sale as the most practical path.
Many clouds can be cleared with the right work — title company coordination, quitclaim deeds, lien payoffs, or a quiet title action in more serious cases. An experienced cash buyer can often work through these.
