What Is Mechanic's Lien?
A mechanic's lien is a claim filed by a contractor, subcontractor, or supplier who wasn't paid for work or materials on a property. It attaches to the home and must be cleared before clear title can transfer.
When a contractor or supplier performs work or provides materials and doesn't get paid, they can file a mechanic's lien against the property to secure the debt.
These liens can complicate a sale because they cloud the title. They generally must be resolved — paid, negotiated, or otherwise cleared — before a buyer can take clean title.
If a mechanic's lien surfaces during the title search, the title company works to resolve it at closing, paying the contractor from the proceeds or negotiating a release.
