What Is Quitclaim Deed?
A quitclaim deed transfers whatever ownership interest a person has in a property without guaranteeing that the title is clear. It's common in divorces, family transfers, and clearing up ownership questions.
A quitclaim deed transfers the grantor's interest in a property — whatever that interest actually is — with no warranties about the quality of title. The grantee gets exactly what the grantor had, and no promise that it's free of problems.
Quitclaim deeds are commonly used between people who trust each other: a divorcing spouse releasing their interest, a parent transferring to a child, or co-owners reorganizing ownership.
Because they offer no title guarantees, quitclaim deeds aren't typically used in arm's-length sales to strangers. In those sales, a warranty deed is standard.
