Seller disclosure laws require you to tell a buyer about material defects you actually know of — things like a leaking roof, foundation problems, prior flooding, or known structural issues.
Michigan has its Seller Disclosure Act, Tennessee has the Residential Property Disclosure Act (TCA §66-5-201), and Florida imposes disclosure duties through case law (the Johnson v. Davis standard). All three require disclosure of known material defects.
Selling as-is means you won't be required to fix the problems, but you still must disclose the ones you know about. Honest disclosure protects you from later legal claims.
